Timeshare Tracy Ratings and Reviews: Check It Before You Exit Your Timeshare

Timeshare Tracy is a popular site for people who own timeshares and wish they didn’t. That’s a big group. The timeshare industry is notorious for aggressive sales techniques, and many people come out of a sales event with a contract that requires annual fees in perpetuity. A lot of them regret it and wish they could get out. Can Timeshare Tracy help? Or is it just another timeshare scam?

Before you dive in, let’s find out.

Who Is Timeshare Tracy and What Do They Do?

Timeshare Tracy is a website, not a person. The site sometimes sounds as if there’s an actual person named Tracy behind it all:

Timeshare Tracy is the loving aunt that is always there for you. She always has great advice and knows how to get you out of a pickle. She doesn’t like when her loved ones are taken advantage of by timeshare companies, so she is on a mission to bring justice to those affected.

The website also says this, on the same page:

Timeshare Tracy was started by 2 friends who were fed up with not only timeshare resorts, but the timeshare cancellation as well. Until now, attempting to do research on your timeshare, or a cancellation firm to get you out of it, has been next to impossible with all of the mis-information, scams, and number of options online today. Timeshare Tracy has set out to change that by doing the research, so that you don’t have to.

So we have a timeshare exit information site started by two friends that presents itself ― not entirely seriously ― as an actual person. We don’t think that’s dishonest ― it’s just the identity they chose for the site ― but some casual readers might be confused.

It’s not clear who’s actually behind Timeshare Tracy. The URL is registered through a privacy protection site, and there’s no name attached to it. There’s an address in Washington, but no company by that name is registered with the Washington Secretary of State.

What Do They Do?

Timeshare Tracy is not a timeshare exit company. They will not sell your timeshare or negotiate with your resort to get you released from your contract. They will not sell your timeshare to a front LLC that can refuse to pay the bills without risking anyone’s credit.

Timeshare Tracy will ask you to answer a few basic qualification questions and refer you to a “partner company” chosen from a short list of prominent timeshare exit companies. (We offer our own timeshare exit company recommendations here.)

The Timeshare Tracy website operates as a screening and referral service. They don’t provide timeshare exit services, they match you with a provider.

Timeshare Tracy Costs

You will not pay Timeshare Tracy for their services. It’s not specified on the site, but we assume that Timeshare Tracy gets a commission from the partner companies for accounts they refer.

The website doesn’t list the partner companies, but the site has positive reviews of Timeshare Compliance, Wesley Financial Group, and Resolution Timeshare Cancellation. All of these companies have either money-back guarantees or escrow services that assure that the company doesn’t get paid until you get results.

Can You Trust Timeshare Tracy?

Timeshare Tracy does appear to be a business: we don’t think they are giving away these referrals for nothing. However, the site is not a registered company, so they don’t have reviews with most of the common review sites. They have no entry with the Better Business Bureau (BBB), Trustpilot, or Google Reviews.

Because you’re not paying Timeshare Tracy, your risk is limited. However, there’s an old saying: if you’re not paying for the product, you are the product. In this case, that’s very true. The product Timeshare Tracy sells is your account, and they sell it (presumably) to the partner company that gets your referral.

The risk you take is that you may be referred to the company that pays the highest commission, rather than the company that best suits your needs.

Who Are the Partner Companies?

We have no record of the companies that actually get referrals. The website specifically mentions sending clients to Resolution Timeshare Cancellation with positive results, but there’s no indication of what other companies get referrals.

The timeshare exit companies that are reviewed positively on the Timeshare Tracy website are among the more credible and reputable contenders in the timeshare exit marketplace. The advice to stick with companies offering an escrow option or a guarantee that is actually proven is good advice, and we agree with it.

Timeshare Tracy’s article on finding a legit timeshare cancellation firm is generally solid and contains reasonable advice and appropriate warnings.

The Question Marks

The website is aggressively anonymous: there’s no indication of who’s actually behind it. We also don’t know the business model. It’s possible that it’s a labor of love and there are no commissions. It’s possible (and we think probable) that there are referral commissions. The site could be a lead generator set up by a timeshare exit firm. There’s no way to know with the information available.

We do suggest strongly that if Timeshare Tracy — or anyone else — refers you to a timeshare exit firm, you should take a close look at the company and do your own research before making a decision. It’s your money and your risk.

Online Reputation

Despite being a purely online enterprise, there’s little online feedback about Timeshare Tracy’s services. Part of this is because they have no actual premises and are not a registered company, which puts them off the radar of most review sites.

There are a few comments on the Timeshare Tracy Facebook page, but they have limited value in assessing the services provided. The Facebook page is not regularly updated: there are only two comments, one a complaint that a message wasn’t returned and the other a general discussion of timeshare exit strategies.

Based on the limited available evidence, we can’t say the reputation is negative or positive.

What’s Good About Timeshare Tracy?

  • No-fee assessment and referral.
  • Useful, generally accurate, and well-organized advice on key timeshare exit issues.
  • Apparent relationships with credible timeshare exit companies.

What’s Bad About Timeshare Tracy?

  • They are completely anonymous: we have no idea who is behind the website.
  • No clear explanation of who the timeshare exit company partners are or how many accounts are referred to each partner.
  • No clear explanation of how or from whom the site earns money.

The Website

Timeshare Tracy is a website. There are no physical premises and no office hours; the website is all there is. Given that focus on the website, you’d expect it to be a professional job, and it is. It’s clear and easy to read and the design is appealing without being overwhelming.

There is some slight potential confusion over whether Timeshare Tracy is a person, a business, or simply an identity. but that has no real impact on the services offered.

There isn’t a lot of information on the site. There’s a short screening assessment to determine whether you’re a good candidate for a timeshare exit (and to assure that the partner companies are getting qualified leads). A brief FAQ section focuses on timeshare issues and how to get out of them, with no information about the site, its operations, or its owners.

There’s also a short information page, with seven articles. Three of these are reviews of prominent and generally well-regarded timeshare exit firms. The others address the process of selecting a timeshare company. The content of these articles is generally reasonable and credible. There are no wild promises or sketchy recommendations.

Claims of Success

There are a few claims of success, which are impossible to verify:

We also note that the assessment page on the website starts with this comment:

Take Tracy’s 30 second quiz to start your timeshare freedom journey. Stop paying the resorts for something you can’t use and prevent passing the burden to your children.

Source: Timeshare Tracy

This is suspect. The claim that timeshare obligations will be passed on the the owner’s children is often used by timeshare exit companies trying to market their services. The claim is less than honest. Nobody can be compelled to inherit a timeshare, though a child may have to file a renunciation of property and refrain from using the property. Scare tactics are not an acceptable marketing pitch.

Overall, the website is attractive and easy to use. There’s no flood of useless information submerging the relevant portions. The items that are there are relevant and generally accurate. We just wish there was more information about the site, its owners, and its relationships with its partners.

Social Media Presence

You’d expect an online business to have an active social media presence. In this case there’s a presence, but it’s not particularly active.

The Timeshare Tracy Facebook page has 5,976 likes and 6,410 followers, but there’s no visible effort to exploit this base. The last post was on July 4, 2022.

The Bottom Line

There’s a lot we don’t know about Timeshare Tracy. On the surface, it seems to be a pretty simple idea: establish a relatively neutral presence online, attract people who want to get out of their timeshares, and connect them to timeshare exit companies.

We see no evidence that there’s anything shady going on here. The advice Timeshare Tracy gives on choosing a timeshare exit company is generally good, and the information provided, barring the comment on children inheriting the timeshare, is generally accurate. We still wish we had a better idea of who the partner companies are.

Based on what we know, we can say that Timeshare Tracy is working on one of three models.

  • They could be working purely to help users, connecting them to the best timeshare exit company for their needs without any compensation.
  • They could be referring users to timeshare exit companies in exchange for a commission. There’s nothing wrong with that, but it’s possible that you could be referred to the company with the highest commission, not the one that will best serve you.
  • Timeshare Tracy could simply be a lead generation site set up by a single timeshare exit company and sending referrals exclusively to that company.

We don’t know which is the case, and we wish the site operators would supply more information on what they do and how they do it.

We also have to note that all Timeshare Tracy will do for you is connect you with a timeshare exit company that they choose. You might be better off doing your own research and connecting with a company that you choose. It’s a little more work, but if you’re considering spending several thousand dollars on a timeshare exit company there’s a strong argument for making your own decision.
